Rental Agreement - Key Provisions
Special Note: The border between New Hampshire and Maine runs right through the middle of this lake. Our cottage is on the Maine side, but we have chosen to identify the location as Milton, NH since this town is situated right next to the lake. We have found that this makes it easier for new renters to find the lake on a map, and you must travel to Milton first to locate the road that leads to the cottage.
Should you decide to rent this cottage, you will be asked to sign a standard rental agreement. Some of the key provisions of that agreement are summarized below:
-A confirmed reservation will require the prepayment of a $200 deposit. This deposit will be returned to the renter after vacating the cottage, assuming no actual damages have occurred to the cottage or its contents. If the reservation is canceled for any reason, the deposit shall be forfeited.
-Prior to occupying the cottage, the total amount of the rent shall be paid.
-Prepaid rent shall be forfeited if renter does not occupy cottage after executing rental agreement.
-The cottage currently has two twin beds and one double (full) bed that can accommodate a total of four persons. A maximum of six persons may stay overnight at the cottage.
-Renters supply their own
linens, towels, sheets, pillows, blankets, etc. There is no washing
machine or dryer in the cottage, but there is a public laundromat
located approximately 2.5 miles away in the town of Milton.
-No pets are allowed.
-No smoking inside the cottage.
-Renters must comply with local trash recycling requirements which are detailed in the agreement.
